Preliminary Study on Value-influencing Parameters with Regard to the Climate Efficiency of Residential Buildings Vorstudie zu wertbeeinflussenden Parametern hinsichtlich der Klimaeffizienz von Wohngebäuden

Abstract
The real estate sector is a major contributor to greenhouse gas emissions and must therefore be sig-nificantly changed in the coming years in order to achieve the necessary savings. In the context of this contribution first investigations are to be represented to seize the housing market by means of different geosensors around from the visually seizable characteristics as well as geometrical information of build-ings, statements to energetic conditions of real estates to make. In the course of a cooperation project of the TU Dresden, the TU Clausthal, the Fraunhofer IOSB-INA as well as the geoinformation authority of the district of Lippe and the expert committee for property values in the district of Lippe and in the city of Detmold, a measurement campaign was carried out. Within the scope of this measurement campaign, a walk-through of real estate experts was carried out as well as a terrestrial and drone-based recording with RGB images, laser scanning and thermal images of the neighborhood. The captured properties of real estate are discussed qualitatively in this paper to assess the possible potential for an automated assessment of the energy condition. Empirical studies will also be conducted to quantify the value impact of energy retrofits on the market values of the properties. This information can be used to promote in possible subsidy programs only the difference between the investments to be made and the resulting increase in value. In the present study, it can be shown that assessments of the quality of real estate by real estate experts lead to good results. The sensors used are suitable for revealing the qualities and weaknesses of real estates. However, the temporal configurations of the recordings have to be optimized.
